Lease Agreement

Parties

The parties to this Agreement are:

, hereinafter called Tenant.

Property

Landlord hereby lets the following property to Tenant for the terms of this Agreement:

Term

The term of this Agreement shall be for months, beginning on and ending on . Expiration and Termination of this agreement are governed by the Tenant Protection Act*.

Rent

Tenant agrees to pay rent in the amount of  $ per month, each payment due on the day of each month.

Deposit

Tenant shall deposit with the Landlord $to be held as security deposit. This deposit will be returned in full when this lease expires if, after inspection by the Landlord, the premises are in good condition (normal wear and tear excepted) and less any unpaid rent.

Utilities / Services

Landlord agrees to furnish the following services and/or utilities:

Sublet / Assignment of Tenancy

Any sublet or assignment are governed by the Tenant Protection Act*.

Privacy

The Landlord's entering the premises is governed by the Tenant Protection Act*.

Care of Property

Tenant agrees to occupy the premises and shall keep same in good condition, reasonable wear and tear excepted, and shall not make any alterations, including changing or adding locks, without the written consent of the Landlord. Tenant further agrees to notify Landlord immediately if any repairs are necessary.

Termination

Tenant shall, upon termination of this Agreement, vacate and return the premises in the same condition that it was received, less reasonable wear and tear, and other damages beyond the control of the Tenant.

Amendment or Waiver

Any alterations to this Agreement shall be in writing and signed by both Landlord and Tenant.

Additional Terms

Basically, I think I could be getting $750 for the rooms listed. So I'd like you to be responsible for the general maintenance and upkeep of the whole 199 Carter property, to the extent where you are providing a service worth roughly $200/month. "Worth" of course is a relative term, but we are friends and I think we can resolve any difference in expectation we have. The services provided should be: expertise, regular inspection of the property and identification of needs, planning, transportation of materials, and labour. Raw materials will always be covered by me (I must be consulted before purchase), any tool costs shall be decided on a job-by-job basis.
